This is one of the most confusing elements to closing a home mortgage. Closing costs differ greatly from one lender to the next, and a prudent customer must compare the costs of any lender they are considering doing business with to determine if the rate that they have been quoted doesn't have an underlying burden of costs that would make their great deal not so great.

We rarely charge origination fees or discount points. Look for fees like this on the Good Faith Estimate that your lender is required to provide for you. We never charge application fees - again, check to see if this is on your disclosure. The only "up front" money we have ever accepted in the history of our company is the money that must be collected to cover the cost of the appraisal and credit reports.

Appraisal Fees - these generally run from $250 to $300 depending on the value of your home. If you have a very expensive home, this can run a little more.

Credit Report - Generally $50.00

Title Fees - In Florida, the state mandates a minimum that can be charged. We guarantee that our clients pay the lowest rate (promulgated rate) that is permissable under Florida statutes.

Survey- (normally only required for purchases) generally run about $200.00

State Tax Stamps - the State of Florida collects Documentary Stamps and intangible tax on any loan closing. The Doc Stamps are collected as .0035 x the mortgage amount and the intangible tax is .002 x the mortgage amount.

Bank Fees - All lenders have misc. charges for tax service, processing, doc prep, funding fee, underwriting etc. This generally comes to about $400.00

Remember - Watch what your lender is charging you for "points", up front fees, application fees, lock-in fees, commitment fees etc. Bayside never charges any of these fees.
